Reinforced attic trusses and roof framing in a Seattle home by installing vertical kickers, collar ties, and blocking, repairing cracked rafters, and adding optional storage, restoring structural integrity and long-term roof stability.

Overview

Location: Seattle, WA
Service: Attic Truss Repair & Structural Reinforcement
Home Type: Early-Era Single-Family Home
Issue: Drooping roof rafters, insufficient vertical and horizontal supports, and cracked structural members in the attic compromised roof framing integrity.
Goal: Reinforce attic trusses, improve roof stability, and add optional storage platform while maintaining the home’s structural integrity.

The Challenge

  • Roof rafters and collar ties were undersized and lacked proper support due to construction methods of the home’s era.

  • Approximately 85–100 linear feet of unsupported mid-span rafters caused visible droops and slopes.

  • Valley rafters lacked adequate blocking, resulting in stress at intersecting roof planes.

  • Cracked rafters and weak vertical supports posed a risk of twisting or overturning of joists.

  • Homeowner desired optional attic storage while preserving structural safety.

Key Takeaway

This project highlights Chumley’s expertise in attic truss reinforcement and structural framing repairs. By adding vertical kickers, collar ties, blocking, and laminated rafter repairs, we restored roof stability, strengthened compromised framing, and provided safe, functional attic space for the homeowner.

Our Solution

Chumley Structural & Foundation Repair implemented a comprehensive attic reinforcement plan:

  • Vertical Kickers & Rafter Support: Installed 4×6 beams on top of existing ceiling joists to provide rigid base for vertical kickers, supporting mid-span rafters.

  • Collar Tie Installation: Added approximately 25 new horizontal collar ties, secured with six 10d nails per end to strengthen connections and prevent spreading.

  • Blocking & Rat Runs: Pressure-blocked centerline ceiling joist ends using 2×4 or 4×4 blocking with 2×6 “rat runs” for solid vertical support connections.

  • Cracked Rafter Repairs: Laminated wood with construction adhesive and added support along bearing-to-bearing spans to restore structural integrity.

  • Optional Storage Platform: Installed 2×8 joists with plywood sheeting near the attic ladder for ~100 sq. ft. of usable storage, leaving insulation areas accessible.

  • Phase-Friendly Approach: Work planned in phases to accommodate homeowner budget and minimize disruption.

Results

  • ✅ Roof rafters and attic trusses reinforced, eliminating droop and stabilizing roof framing.

  • ✅ Structural cracks repaired and vertical/horizontal supports installed for long-term durability.

  • ✅ Optional attic storage safely added without compromising framing integrity.

  • ✅ Homeowner can safely monitor interior surfaces during phased work to prevent collateral stress or damage.
